
Custom Residential Design For Builders and Home Owners
We are currently accepting limited commissions
for custom designs. We can offer savings on plan adjustments to our in
stock plans. For your new house a combination of several of our plans might
be the best planning tool. Start with a Cape or colonial from our house
plan selection then add a garage from our garage plans, add a family room
or 1st floor Master suite from our additions. We'll help you put it all
together in one plan.

The Southhaven
Cape is a good example of a basic Cape style home expanded to include
garage, mud room, and Master suite.
We can also discuss your needs and determine
if you would be best served by a local designer who can visit your site
and sit down with you to plan your construction project.
Keep in mind that custom design takes time
to work on, print out, decide about and to make final changes. Also,
doing your planning on paper instead of with lumber and concrete can save
you a lot of costly mistakes.
However, custom
work is not always necessary. To save the expense of custom work please
read the suggestions below for working with our standard designs.
We are still adding to our catalogue of stock
residential plans, so your suggestions and ideas for plans you need are
very much appreciated.
Please note for our stock plans:

All items listed as "optional" on our plans are included with the standard
plans so that you and your builder may choose which ones are most appropriate
for you.

All plans are available mirror image, right reading at no extra charge.
Just mark your order with the plan number and "REVERSED"

Some changes and adjustments to our stock plans can be easily done by
you or your builder by marking up the plans. Changes such as relocating,
adding or eliminating doors and windows, adding length in +2' increments
to the building (without changing rafter and floor joist spans).

For example: If the gable end is 24', going from 24'x30' to 24'x 36'
should not present a problem. Going from 24'x30' to 30'x30' would change
floor joist and rafter sizing and require redesign.

Relocating a large opening such as a garage door may require upgrading
the header size. Check with your builder, or local building department.

Our plans are designed for Southern New Hampshire and Massachusetts
conditions and may need to be adjusted for your locale and conditions.
Most common adjustments are different foundation types in different areas.
