1. Our Construction
Plans include:
Construction notes and design data.
1/4" scale all elevations, foundation plan, and floor plan(s).
Door and window schedules, Kitchen cabinet plan and schedules (for
plans with kitchens).
1/2" scale building/stair cross section(s) showing materials
and
construction details.
Framing plans are included for most 2 story designs.
You and your builder can determine material substitutions for those
shown
if required.
Plumbing fixture locations are shown on the floor plans when applicable.
Electrical, heating and air conditioning are not shown with plans.
Electrical, HVAC and plumbing should be installed to code requirements
by licensed professionals.
We recommend you discuss fixtures, outlets, etc. with your builder
and subcontractor before construction.
Foundations ~ House plans show full basements under living areas. Some
plans also show walk out basements and/ or garage under.
The foundations we show for garages are for a poured concrete frost
wall on footings,
suitable for New England. This can be adjusted by a builder for conditions
and codes in other areas
2. Modifying plans
~ Other modifications such as relocating windows and doors modifying
sizes etc. can be done prior to construction by your builder. You
and your builder should check with your building department for compliance
with all local codes and zoning before construction.
3. Reversed Plans
~ All our plans are available mirror image, right reading for no additional
charge. Just mark your order with the plan number and "REVERSED"
4. Bill of Materials (B.O.M.)
B.O.M.'s are available for some (but not all) of our garage plan collection
for an additional $35 with or without a plan order. We're working
to get them all. Please verify availability before ordering.
5. Building Codes
~ Our plans are drawn to BOAC and CABO codes in effect at the time
they were created. They are designed for Southern New Hampshire and
Massachusetts.
Because codes are subject to frequent change, local requirements and
varying interpretation, we cannot guarantee compliance with any specific
codes or requirements. You and your builder and local building department
must review and adjust the plans for code requirements prior to construction.
You and your builder can determine material substitutions for materials
shown on the plans if required.

Please FAX graphics or sketches to the number below, we can't accept
large electronic files or open unsolicited attachments to email due to
security considerations.
Satisfaction
~ We make every effort to produce plans that are accurate, understandable
and efficiently planned. If you are dissatisfied for any reason please
contact us as soon as possible by phone or email (recommended) and we will
do our best to correct the problem.
Your Suggestions and design ideas for plans you'd like to see are always

7. Construction Costs
~ Sorry we can't do building cost estimates since materials and labor
vary for different locales and conditions. You should be able to
get free estimates from builders if they know you are serious about building.
That's where a good set of plans can help so you know everyone you're talking
to is bidding the same job. Be sure to allow plenty of time for estimates
and planning. Estimates done with an adequate time allowance
will be more accurate than those which are rushed and include "guess-timate
just in case we forgot something" numbers.

Copyright Information
All construction plans and all other
products and services are protected by the United States Copyright Law
and International Treaty Provisions. CADSmith Studio, LLC. retains title
and ownership of the original documents.
Reproduction of these home plans,
either in whole or in part, including any form of copying and/or preparation
of derivative works thereof, for any reason without prior written permission
is strictly prohibited. The purchase of a set of plans in no way transfers
any copyright or other ownership interest to the buyer except for a limited
license to use that set of plans for the construction of one dwelling.
If you choose to construct the home more than once, you must purchase additional
Construction License from CADSmith Studio, LLC.
The purchase of additional sets
of that home plan at a reduced price from the original set or as part of
a multiple set does not convey to the buyer a license to construct more
than one dwelling. Only the original, purchaser has the right to build
one home from the plans purchased, you may not rent, lease, loan, give,
transfer or sell the plans. A client may purchase plans for a builder to
build a home for the client.
